2027 BAH rates
DoD has not posted them yet. They usually come out in mid-December and start January 1. The day they are posted, this page shows every base's 2027 rate next to 2026.
What we know so far
- The 2026 rates were posted on December 11, 2025. The average went up 4.2%, after 5.4% the year before. DoD release.
- DoD sets BAH from rental costs it collects in about 299 military housing areas in the U.S., so some areas rise more than average and some go down.
- If your area's rate goes down, rate protection keeps your current rate while you stay at the same duty station.
- New rates start January 1, 2027.

2027 BAH questions
When will 2027 BAH rates come out?

Will BAH go up in 2027?
Nobody knows until DoD posts the rates. DoD sets them from rental costs it collects in each military housing area, so some areas rise more than others and some go down. The 2026 rates were posted on December 11, 2025. The average went up 4.2%, after 5.4% the year before.
Can my BAH go down?
Not while you stay put. Under individual rate protection, if your area's rate drops you keep your current rate as long as you stay at the same duty station with no break in eligibility. A PCS move resets you to the new location's rate, and a drop in pay grade or a change in dependents can end the protection.
When do 2027 BAH rates start?
January 1, 2027. The first paycheck with the new rate is the mid-January payday.
